This was a challenging lot as the ground quickly sloped away from the street. I worked with my clients to maximize the view and I made sure that the owners would get as much use out of there demanding lot as they could. You enter on the upper level which is in line with the ground at the front of the house and then since the ground naturally sloped, the lower level was in line with the ground at the rear of the house. This meant the house has a split level slab meaning there is a lower foundation, a water proof concrete retaining wall, and then an upper slab.
I worked with the builder and the engineer to make sure that everyone understood the foundation needs. Throughout the house I used various ceiling treatments such as groin vaults, dome ceilings and pop-up ceilings. The clients wanted a three car garage, but since the entry needed to be located at the grade change, we did not have room for a single garage that would fit three cars; so I made two garages which worked out great because all of the ‘livable’ rooms took advantage of the awesome view to the rear.
